UNDER CONTRACT TIMELINE

Step 1

HOME INSPECTION

The buyer will have one to two weeks to perform all inspections on the property and submit their requested repairs for you to review.

Step 2

REPAIR NEGOTIATIONS

Once you receive the inspection report and the buyers requested repairs, we will have 7 days to gather quotes and get back to them with your response. If an agreement has not been reached at the end of the 7 days, you and the buyer will have 48 hours to come to a resolution or terminate the contract.

Step 3

TERMITE

Per the contract, a Wood Destroying Insect inspection will be conducted. We will order the inspection on your behalf and let you know once it is scheduled. These inspections typically take 30 minutes and the cost of the inspection is included in your fees at closing. In the event an active infestation is found, it is the sellers responsibly to have the area treated and any associated damage repaired.

Step 4

APPRAISAL

If you\'ve accepted a financed offer, a licensed appraiser is required to perform a visual inspection of the property. During their appointment they will evaluate whether the condition of the home validates the purchase price/ loan amount. These inspections typically take 15 minutes to an hour to perform. Afterwards the appraiser will submit his recommendation to the buyer\'s lender.

Step 5

CLEAR TITLE / SIGNING THE DEED

Your settlement attorney will prepare your deed for sale. In the event any liens are found, your attorney will assist in clearing the title of any encumbrances. They will also facilitate signing the deed and other closing documents a few days prior to the close date.

Step 6

WALK-THROUGH / MOVE OUT

The buyer will perform a walkthrough inspection a day or two before closing. At the walk-through the buyers will review all repairs and the general condition of the home. Plan to have the property clean and be completely moved out for this inspection. We recommend leaving all keys in the kitchen for the buyer to collect at the final walk-through.
